Unexpected Error.                        'Text' property is read-only

The DSSErrors.log from the Strategy Desktop 9.x/10.x machine shows the following error at the time:

Sample Code/Error
You do not have Read access to the DB Connection object 'xxxx'.

Users having administrative access are able to open Warehouse Catalog correctly.

CAUSE:
The user does not have at least "View" access to the database connection object being used by the default database instance for the project. This can be verified from Strategy Desktop 9.x/10.x  by editing the project default database instance, and checking the properties of the database connection object it is using, as shown:

Note: Even if the user has the architect privilege 'Bypass schema objects security access checks', database connection is a configuration object, which is why this privilege does not applied.

ACTION:
Grant at least "View" privilege at the user or group level to this database connection object by going to its Properties > Security within the Database instances window.
